By creating an account, subscribing, or using the Service you agree to these terms. If you do not agree, do not use the Service.
1. The Service
Distressed.uk provides UK property intelligence by combining public Companies House status information with HM Land Registry ownership and related open data. Search depth, digests, tracking, and API access depend on your plan.
2. Accounts
You must provide accurate registration details and keep your login secure. You are responsible for activity under your account, including team seats you invite.
3. Acceptable use
You must not scrape, abuse rate limits, resell raw feeds without permission, attempt unauthorised access, or use the Service for unlawful purposes. API users must also follow our API Acceptable Use Policy.
4. Data accuracy
Information is derived from public sources and may be incomplete, delayed, or incorrect. The Service is for research and lead generation — not formal legal, insolvency, or valuation advice. Always verify Companies House and Land Registry records before acting.
5. Intellectual property
Site software, branding, and curated presentation are owned by us. Underlying public data remains subject to the licences of its publishers (see our Data attribution notice).
6. Liability
To the fullest extent permitted by law we exclude liability for indirect or consequential loss, and for decisions you make based on the Service. Nothing excludes liability that cannot be limited under UK law.
7. Changes
We may update these terms. Continued use after changes constitutes acceptance. Material changes may be notified by email or site notice.
